Office Meeting


Once scheduled, you will meet in office to discuss your needs and prepare a unique plan. This plan carefully analyzes your criteria and carefully selects the most ideal possible apartments.

Apartments are chosen in a logical order based on location, travel time, how well they meet your requirements and accessibility. Most of our clients find their home on the first day!

NYU Student Rentals typically show clients 3-5 apartments, but will be shown as many spaces necessary in order to comfortably make a decision.

Once the ideal space is located, you will return to the office and be guided through the application process. Once submitted, expect to sign leases in less than 72 hours.

Rental Qualifications

For Students

Most students will not meet income and credit requirements.
Students will need to supply enrollment verification, Photo ID and school ID, and often two recent bank statements. To qualify, students will have two options. Prepaid rent (Typically 6-12 months depending on the landlord’s requirements and credit rating), or students can obtain guarantors. Guarantors must meet income and credit requirements also.

Income and Credit Requirements

Tenants must earn 40x monthly rent and have good credit, while Guarantors must earn 80x monthly rent and have good credit.

In the event income or credit are insufficient, tenants may in some cases offer to pay additional security deposit or prepaid rent.

Documents Required

To guarantee you get the apartment you want it’s smart to be speedy with an application. Some full-service buildings will allow you to apply on the spot, but in most cases, the application will be done in The DiGiulio Team office.

It’s best to be prepared and have copies (digital or physical) of the following documents:

*required from tenants and guarantors:

  • Last Year’s Tax Returns 1040/W2/1099

  • Letter from employer/Letter from CPA

  • Last 3 Pay Stubs

  • Last 3 Bank Statements

  • Statements of other assets or investments

  • Contact information from past landlords

  • Photo ID (Government Issued)
